General description:

Charming 19th-century stone cottage, situated on a hillside in the Regional Park of Morvan at the altitude of 560 meters, with a panoramic view of the Burgundy countryside. Calm, secluded in its natural setting, this "fermette" was entirely modernized in 2011. It is surrounded by 4.3 hectares of private forested land of which a half an hectare is a terraced yard. It is situated in a small hamlet "Le Niret." The access to the cottage is via a semi private dirt road. The cottage has 5 principle rooms on two floors: the lower level--a family room cum dining room with large old fireplace, a cathedral ceiling, and a fully equipped modern American kitchen; across from the entrance is a separate large living room. On the second floor there are three bedrooms and a mezzanine overlooking the family room. A small shed houses wood and garden furniture. Private parking beside the house easily accommodates three cars. The garden/terrace of the cottage has several walnut and chestnut trees.


Sleeping accommodations:

The cottage marries rustic details--exposed stonewalls and wooden beams--and modern comforts. The three bedrooms are nestled in between the stonewalls and wooden beams. They each accommodate two persons. The master-bedroom has a queen size bed, the second bedroom has a full sized bed and the third room has a set of bunk beds which can be separated. Each bedroom has facilities for storing clothing. Linens, blankets and towels are provided.


Equipment:

The house is equipped with an electric heating system including radiators in all of the principle rooms and bathrooms. There is a television connected by satellite, DVD player, a small hifi, and a hook up for internet. These are all in the living room.   The kitchen is fully equipped with stove and oven, refrigerator, dish washer, washing machine and drier. There is also a microwave oven and an electric water heater. It has many shelves for storing food and the dishware, silverware, pots and pans. There is a bar that extends from the kitchen to dining-family room. Many shelves below the bar also provide storage.

 

Facilities:

A full, tiled bathroom with tub and shower, two sinks, and a large mirror is situated directly across the hall from the bedrooms. Next to the bathroom is a separate WC. On the first floor opposite the entrance to the cottage is another WC.



Geographic location and Recreation:

Le Niret is a hamlet in the commune of Villapourçon, in the department of Nievre, in theBurgundy region. It is 26 kms from Chateau-Chinon, 60 kms from Nevers, and 280 kms southeast of Paris. Directly from the house are many beautiful paths for hiking. The region offers many opportunities for sightseeing and historical and cultural experiences including a visit the Museum of Celtic Civilization (Mont Beuvray-Bibracte), the different museums of Chateau Chinon, of the Roman city of Autun, and of Nevers on the Loire River.   Slightly farther afield are the cathedral of Vezelay, the Abbey of Fontenay, the vineyards of Burgundy[Mercury, Beaune], and the Cathedral of Bourges. The regional park offers various possibilities for sightseeing and historical and cultural experiences including a visit theMuseum of Celtic Civilization (Mont Beuvray-Bibracte), the different museums of Chateau Chinon, of the Roman city of Autun, and of Nevers on the Loire River.   It also offers various possibilities for outdoors activities including hiking, kayaking, swimming, horse-back riding, fishing, and mushroom collecting.   There are many nice local restaurants. St. Honore les Bains, the nearest town is a thermal station, with spa amenities including tennis and a pool.

Availability:

Renting of the house is normally by the week beginning on Saturdays at 4 PM [16:00] and ending on the following Saturday at 12 PM. Longer stays can be negotiated.   Long holiday weekends are also negotiable and are consider to fall into the category of high season at any time of the year. 


A week’s rent is 700 Euros during highest season July/Aug. Rent for high season 1 Sept/15 Oct, 23 Dec/6 Jan; and May-June is 575 Euros per week; for mid season 15 Oct/1Nov, and April is 500 Euros: and low season Nov/ March is 450 (except for Christmas Holidays.) All renters to pay 60 euros for cleaning at the end of stay. A supplement for use of electricity will be charged if total consumption exceeds the cost of 30 Euros per week. A security deposit of 400 Euros is required at the beginning of the stay. When reserving the house half the rent i.e. 350 Euros is to be paid and is nonrefundable unless cancelation is made two weeks before stay. Full payment be made at the beginning of the stay when the renters receive the keys. Security deposit is returned following confirmation of no damage to the property.
